A shell construction contract typically covers the structural envelope of a building: foundation, structural framing, exterior walls, roof system, and basic utility rough-ins. It does not include interior finishes, fixtures, or final MEP connections. In SWFL, this also includes hurricane-rated components per Florida Building Code.
